COVID-19 Market Update: June 17th, 2020
If you are wondering if it is still a good time to sell your home during the COVID-19 pandemic, the answer is “yes”. As of today, “active” listings are down 38.69% compared to June 2019 with “sold” listings down only 1.35%, and sellers receiving on average, 98.95% of list price. This is great news for sellers. “Under contract” listings are up 15.98% over the same period last year indicating that there are still many active buyers looking to purchase a home at close to market pricing. One thing to keep in mind with such low inventory is there is less competition, and staging and pricing your home correctly (according market values) will help it sell more quickly (Average Days on Market is currently 1.66 months). I’m seeing many nice homes priced at market selling in less than a week depending on location. The greater Central Phoenix area is still moving and doing well!
