A study was conducted in August 2017 by Collateral Analytics and the authors found that the differential in selling prices for FSBO’s when compared to an agent MLS sale is “remarkably close to the commission rates”. A FSBO on average nets nearly a 6% lower price than an MLS sale for a similar property (a typical commission rate in Arizona is 6%).
The reality is by using a Realtor, you unburden yourself from having to navigate a lengthy and complicated process, and it may not cost you any more than selling yourself and with a lot less stress.
